About Colgan Realty

Real estate has a rhythm. I'll help you find yours.

I'm Nikki Colgan, a REALTOR® with Century 21 Triangle Group — and I've been helping people buy and sell homes across the Triangle since October 2015. That's a decade of Wake County school assignment quirks, Durham renaissance blocks, new-construction punch lists, and multiple-offer strategy — the kind of street-level knowledge that doesn't show up in an app.

Colgan Realty is my name on the door — and that's the point. When you work with me, you get me: not a team's rotating cast, not a call center. A great move should feel steady, not frantic — every step happening at the right time, with you always knowing what's next, what it costs, and why we're doing it.

My roots here aren't marketing copy — I'm a Raleigh native, a wife, and a proud mom, and the Triangle is where my whole life happens. I believe in treating every client like a neighbor, because around here, that's what you're becoming. So when out-of-state families ask me what living here is really like, they get the honest answer — including the trade-offs.

How I work

Straight answers

If a house, a neighborhood, or a price is wrong for you, I'll say so — even when it costs me a quick commission. Clients stay for decades; transactions don't.

Relocation is my specialty

Video tours, remote closings, school research, and a steady plan for families moving here from across the country — many of whom I've helped buy sight-unseen.

Negotiation with a plan

A decade in this market means I know when to push, when to hold, and what terms actually win in each Triangle price band.

Communication you can set a watch to

You'll never wonder what's happening with your deal. Updates come before you have to ask.

Beyond the business

Community is the whole point of what I do — helping people put down roots in a place worth rooting for. I'm a proud, long-time supporter of Special Olympics, and giving back to the athletes and families of that community is one of the commitments I'm most grateful this career makes possible.

Let's find your rhythm

Buying, selling, or just starting to wonder about the Triangle — the first conversation is free and genuinely useful.
